The result is an estimated 5.5 million-unit deficit that has driven a surge in housing prices which can only be mitigated by significantly increased levels of new construction. Moreover, a durable shift is occurring in real estate, caused by changes in demographics and technology. Standard is identifying properties that are responsive to these broad market dynamics and accessing them at the development stage to invest at a lower basis.
